Designed by Rein Murula architectural bureau (www.murula.eu) this 6 floor apartment building offers 38 apartments equipped with balconies, terraces, storage and underground parking facilities. Our interior designer has created for you a variety of interior finishing packages to choose from. Located on the highest 6th floor our most luxurious apartments offer the most unique and authentic design solutions.

The sizes of apartments vary from one-bedroom to four-bedrooms. Building’s largest 6th floor apartments have spacious balconies or terraces. Our ground floor one-bedroom studios are provided with individual entrances and access to the outside terrace. The adjusting yard is equipped with a playground for children and the territory is surrounded by a wrought fence.

The project’s construction company is «Mitt ja Perlebach OÜ».

Building works are finished.

Construction

Foundation: The house will be built on a pile foundation, load-bearing structures are based on the reinforced concrete pillars and intermediate floors.

External facade: External façade is finished with red brick-imitating plates.

Internal walls: Load-bearing internal walls are made of 200 mm thick reinforced concrete. Non-bearing walls between apartments are made of hollow blocks filled with concrete for an acoustic insulation. Light partition walls of the apartments are made of metal framed double-layered plasterboards filled with mineral wool for a guaranteed insulation.

Intermediate floors: Intermediate floors are made of reinforced concrete which is combined with layers of mineral wool for an additional insulation in order to prevent stepping noises.

Windows and doors: The house is equipped with floor-to-ceiling triple-layered windows in a wooden profile. The majority of windows have French balconies.

Balconies, loggias and terraces: Balconies are made from the light-weighted constructions. Visible surface of balcony floors is covered with terrace board. Floors of loggias are made of conjoined concrete panels for a solid finishing. Rooftop terrace of the 6th floor apartments and 1st floor studio apartments are also covered with wooden terrace board. Safety borders of balconies and terraces are made of thin metal railings and will be covered with glass panels. Partition for ground floor terraces is provided by dividing wooden structures.

Lift: The building is equipped with a lift serving all floors

Rooftop: The building has a flat roof.

Technical systems:

Energy efficiency: Our apartments are rated as „B” category in terms of energy efficiency. Commercial properties are rated as „C”.

Heating and ventilation: The building is heated by the city’s central heating remote network. All the floors in the apartments are water-heated. Each apartment is equipped with an individual heating meter.

Ventilation: Airflow in each apartment has an individual energy-saving supply and exhaust ventilation device with a heat recovery function. Ventilation unit controls are located in the hallway area.

Water and sewage system: The building is connected to the city’s water and sewage system. The apartments are equipped with remote water meters.

Electricity: Electrical wiring is designed in accordance with the plan of the apartment. The main switch is located in the hallway area.

Low current system: Communications cabling (internet, phone and TV) is designed in accordance with a plan of the apartment. Each apartment has a video door phone system. The wiring of the security system in the apartments is installed and includes necessary units (excluding specific gear provided be security company, such as radio transmitter etc.)

Communications cabling:  CAT 6 cabling system and optical cable is installed in the apartments.
